Why Two ₹2,000/Sq.ft Construction Quotes Can Be Completely Different
Seven places where identical headline rates hide different homes: area basis, steel quantity, concrete grade, allowances, exclusions, supervision and payment terms.

Homeowners often shortlist builders on the headline rate and then feel misled when the final bill or the finished home does not match. In almost every case the rate was honest — it was simply describing something different. These are the seven lines we check first when a client asks us to compare quotations.
1. Area basis
Built-up versus carpet, and how balconies, staircases and tank slabs are counted. A 10–15% difference in measured area is common. See how area affects the rate.
2. Steel quantity
Reinforcement is usually the largest single variable. Residential frames typically need 3.5–4.5 kg of steel per sq.ft of built-up area depending on spans and soil; a quote assuming 3 kg will be cheaper and under-designed. The structural drawings, not the builder, should fix this number — more in How Much Steel Is Normally Used?.
3. Concrete grade and mixing method
M20 site-mixed versus M25 design-mix from a batching plant is a real cost and quality gap. Ask which grade, and whether it is RMC or site-mixed for each element.
4. Finishing allowances
| Line | Quote A | Quote B | Effect on a 2,000 sq.ft home |
|---|---|---|---|
| Floor tile allowance | ₹60/sq.ft | ₹140/sq.ft | ≈ ₹1.6 lakh |
| Sanitaryware + CP per bathroom | ₹25,000 | ₹65,000 | ≈ ₹1.2 lakh for three |
| Main door | Flush door | Teak frame + veneer | ≈ ₹60,000 |
| Windows | Aluminium 2-track | uPVC with mesh | ≈ ₹1.5 lakh |
5. Exclusions
Compound wall, plumbing to the borewell, electrical beyond the meter, external plaster texture, terrace waterproofing — any of these can be "extra" in one quote and included in another.
6. Supervision and quality control
A quote that includes an engineer on site and a defined checklist at each stage costs more than one that relies on a contractor's judgment. This is not a line item you can see in the finished home on day one — it is the one you notice in year three.
7. Payment terms
A large advance with payments on calendar dates transfers risk to you; payments released on verified stage completion keep the incentive on finishing work correctly. Our approach is described in Construction Payment Schedule: What Is Fair and Why.
- Same area basis
- Steel quantity stated in kg/sq.ft
- Concrete grade and mixing method per element
- Allowance per finishing line
- Written exclusions
- Named supervision and QC process
- Stage-linked payments
Prices are indicative and vary with location, design, specifications, market conditions and project scope. They are not a quotation.
