Construction Cost

Construction Cost Per Sq.ft Explained: What the Rate Actually Includes

What a per-square-foot construction rate normally includes, what it never includes, how area is measured, and why the same rate can describe very different homes.

Front elevation of a modern Indian bungalow

A per-sq.ft rate is a convenient shorthand, not a specification. Two builders can quote ₹2,000/sq.ft and deliver homes that differ in concrete grade, steel quantity, window quality and tile allowance. Understanding the three things that define a rate — the area, the scope and the specification — is the fastest way to compare quotes fairly.

1. The area the rate is applied to

Built-up area includes wall thickness, staircases, balconies (usually at 50–100%) and often the overhead tank slab. Carpet area is the usable floor. A ₹2,000 rate on built-up area and a ₹2,400 rate on carpet area can total the same money. Always ask for the measurement rule and get the area statement attached to the quotation.

2. The scope the rate covers

Normally includedNormally excluded
RCC footings, columns, beams, slabsPlot levelling beyond a stated depth
Masonry and plasterCompound wall, gate, landscaping
Standard waterproofing at wet areas and terraceBorewell, water and power connections
Doors, windows, flooring, painting (turnkey)Modular kitchen, wardrobes, false ceiling
Internal electrical and plumbing (turnkey)Approvals, sanction fees, design fees
Site supervision and quality checksSolar, lifts, automation

3. The specification behind the rate

This is where most of the difference hides. A rate should be accompanied by a specification sheet listing, at minimum: concrete grade (M20/M25/M30), steel grade (Fe500/Fe500D/Fe550D), block type, plaster coats, waterproofing system, tile allowance per sq.ft, sanitaryware and CP fitting allowance, door and window type, paint brand and coats, wire brand and switch brand. Our pricing page shows how these lines change between Essential, Preferred and Premium at each rate.

A fair comparison, step by step

  1. Put both quotes on the same area basis.
  2. Line up scope: mark what each includes and excludes.
  3. Line up specification: grade, allowance and brand for each line.
  4. Only then compare the total — and read Why Two ₹2,000/Sq.ft Construction Quotes Can Be Completely Different.

Prices are indicative and vary with location, design, specifications, market conditions and project scope. They are not a quotation.
